Historical Palace Renovated in the Historic Center of Grottaglie, Puglia
HISTORICAL PALACE ON TWO LEVELS, called Palazzo San Marco located in the historic center of Grottaglie in Via Vittorio Emanuele II, dating back to 1400, recently object of CONSERVATIVE RESTORATION. Structured as an ancient cloister, small private village, looks like a set of independent buildings, has a covered area of about sqm. 640 plus approx. 200 of atrium and courtyards.
The complex consists of three commercial and two residential units.
The access to the Palace is through an atrium, which with a covered passage connects to a second large courtyard, which overlooks the balcony of the second level. The two buildings are connected by a veranda balcony on the first floor.
There is a first unit, on the ground floor, consisting of three rooms also made independent, each consisting of a room with kitchenette and full bathroom (Jacuzzi in only one of the 3 rooms), in addition to a second unit on the first floor, consists of four rooms, of which a common room, used as an entrance and equipped with kitchenette, and the other three rooms, each with bathroom. The remaining part consists of three commercial units with services and storage, with high vaults (possibly loft), partly on the ground floor and partly on the first floor, one with additional independent access from the road.
The first floor has panoramic terraces, as well as a balcony veranda.
The structure is equipped with boilers and heat pumps, which provide energy to all fan coils installed in each unit, making them autonomous in terms of hot/cold air conditioning. In the atrium there is an ancient and large cistern (used in the past to collect rainwater) that can be used as a cellar or swimming pool in the rock. The property is suitable to be used as a large private residence or as a tourist accommodation or for catering or as a socio-cultural center.
