A new trend is emerging in the Italian luxury real estate market, one that deserves close attention not only from banks, but also from architects, developers, construction companies and real estate professionals.

In recent months, at Luxforsale we have been receiving an increasing number of enquiries from international clients who are interested not only in purchasing existing luxury properties, but also in developing new high-end homes in Italy while using Italian bank financing to fund part of the investment.

This is precisely what makes the phenomenon particularly interesting.

International clients come to Italy, identify an area in which they want to invest, look for suitable land or a development opportunity, plan their villa and, at the same time, ask us: can I obtain a mortgage in Italy to finance part of the project?

The enquiries we are seeing involve several areas across the country, from Lake Garda to Tuscany, from Puglia to Sicily.

It is still an emerging trend, but the signals we are seeing point to a rapidly developing market and, above all, one capable of generating opportunities across an entire business ecosystem.

The Client Has the Capital, but Wants to Use Financial Leverage

It is important to understand the nature of this demand.

In the luxury and HNWI segments, taking out a mortgage does not necessarily mean that the client lacks the financial resources required to purchase or build the property.

On the contrary, clients may deliberately choose not to tie up all their capital in real estate and instead use financial leverage, keeping part of their liquidity available for other investments.

For some international buyers, it may also be attractive to assess the financing conditions available through the Italian banking system compared with those offered in their home country, depending of course on the market of origin, currency, financial profile and characteristics of the transaction.
