In the hills of Olbia, at the foot of Monte Pino, lies Tenuta Monte Pino, a charming property surrounded by nature, characterized by a dominant position with stunning views of the sea and the Gulf of Olbia. The estate is a few kilometers from Olbia International Airport and about 15 km from the Costa Smeralda, making it ideal both as an exclusive private residence and as an investment.
The property covers about 15 hectares and includes several buildings. The main farmhouse, about 450 square meters distributed on three levels and completed in 2005, represents the heart of the estate and is distinguished by an elegant style with references to English charm. On the ground floor there is a large living area with large windows opening onto the garden, a dining room, a double living room with stone fireplace, an open kitchen, a service bathroom and a bedroom with a loft currently used as a study, as well as a master bedroom with ensuite bathroom. On the second floor is a twin bedroom with ensuite bathroom and the spacious master suite, equipped with a walk-in closet, bathroom with Jacuzzi tub and two small balconies with panoramic views of the sea and the island of Tavolara. The basement, with independent access, houses a large tavern with an open kitchen, double living room with fireplace, a bedroom with bathroom, a guest bathroom, technical rooms and a multipurpose room ideal as a tasting area or wine bar.
Within the property there are also a wine cellar already completed and a staff quarters of about 80 square meters currently under completion, with building permit still in place. There are also plans for the construction of an annex, for which the renewal of the concession will be necessary.
The estate has a strong vocation for wine production, with about 12 hectares of vineyards dedicated mainly to red grapes, including Cabernet Sauvignon, Cabernet Franc, Sangiovese and Cannonau. The vineyards are equipped with modern irrigation systems fed by two wells within the property. An orchard in production with about 40 trees and an olive grove with adult plants of local varieties complete the land. Currently, production is conferred to a social winery, with interesting development prospects for independent production.
