B&B La´n´ge stands on the hill opposite the center of Priocca in the heart of the Roero. It is a strategic location to visit, in addition to the Roero, the Langhe, Monferrato and cities of great charm such as Alba, Bra, Asti, Cherasco also Turin and Milan, given the proximity of the A33 highway.
The structure includes two buildings that overlook a large park, with a swimming pool, a hazelnut grove, a small vineyard and the vegetable garden for the own production of the best raw materials. From here you can enjoy a priceless view.
The buildings have been carefully renovated and furnished keeping intact the elements of local tradition so that guests can enjoy the culture of the area from the first glance, but at the same time they have been adapted to make them more functional, welcoming so as to the offer a structure as a whole ready to meet the needs of guests. The comfort and tranquility of an environment surrounded by greenery able to meet the different needs of a clientele that appreciates total privacy and the opportunity to regenerate in a familiar and protected environment in which the location, with the well-kept garden and the swimming pool surrounded by greenery, are the masters.
B & B recently opened that in a short time has garnered considerable success, as evidenced by the excellent reviews that guests continually leave and that have triggered an effective word of mouth at the European level.
A stretch of private road gives access to the property, with ample parking and the park .
Beyond the driveway we find ourselves in the middle of the garden overlooked by two buildings: the first houses, on the first and second attic floors, the main dwelling of one of the owners, consisting of open-space living room-kitchen, 3 bedrooms, 3 bathrooms, laundry and 2 panoramic terraces. On the ground floor we find an apartment consisting of living room/kitchen (with preparation and drains) bedroom and bathroom, as well as a large storage room.
The ground floor is easily converted into a commercial space for restaurant use, also in view of the approved Urban Variance that provides for the possibility.
The second building houses the B&B and an apartment currently used by one of the owners.
The entrance door opens onto the main staircase as in the tradition of Piedmontese farmhouses. We find the breakfast room on the left and the B&B kitchen on the right, as well as the laundry, bathroom and business accessory rooms.
The second floor houses three rooms with bathrooms and the reception room. On the second floor we find two more rooms with bathroom and the apartment, which consists of two rooms, two bathrooms, living room with kitchen and panoramic terrace.
Our opinion:
The structure we propose is definitely versatile and offers different solutions that create opportunities.
Given the success of the present B&B activity , the purchase of the structure can be an excellent investment, with the possibility of expanding
