What is the current trend in the real estate market in your agency’s area of operation?

In the Alassio area and the Western Ligurian Riviera, the trend is stable. Demand and supply are well-balanced, although for the most exclusive properties, demand slightly exceeds supply. In the luxury market, needs are many, and more discerning clients are willing to spend a little more to get exactly what they want.

Based on your experience, have you identified a target client base that approaches your real estate agency?

Yes, of course. The clientele is exclusive, with 80% coming from Piedmont and Lombardy, and 20% from abroad, mostly from Northern Europe. These are young couples with children or middle-aged individuals looking for a prestigious property by the sea, either as a vacation home or a “buen retiro.”

What types of properties are most in demand right now?

Seafront properties are always the most requested; they represent the dream of many. In fact, the per-square-meter prices of the most exclusive seafront properties confirm this statement. We even reach peaks of 18/20k per sqm for a property with all the right features and no objections.

The villa market, although much more niche, has a notable presence. However, buyers of these properties are more rational and evaluate them very carefully.

Finally, apartments with a nice sea view, a beautiful setting, and a maximum walking distance of 10 minutes to the sea have strong appeal due to their more affordable prices compared to seafront properties.
