AA: Our reference real estate market had started a recovery as early as September / October 2019, the pandemic in 2020 has only accelerated a trend towards buying more comfortable homes and larger outdoor spaces. The 2021 trend is continuing with the increase in requests, but from mid-May the requests and the market have been a little slower.
This seems to be simply due to the desire to leave behind the situation we still find ourselves in. Starting from next September, my forecasts are for a new rebound towards an increase in requests.
L: Based on your experience in the sector, what are the most sought after properties?
AA: The most sought-after properties are those properties that have terraces, gardens and ancillary rooms to be used for different uses (play rooms, hobby rooms, for smart working, etc.). However, outdoor spaces and services for the family. The suburbs are more attractive than the city center. In addition, the demand for prestigious homes in holiday resorts is increasing, where you can enjoy both nature and luxury services and comforts.
L: Where do the main buyers of your agency come from?
AA: 20% come from Milan, the other part of the customers come from the area. Only 5/10% comes from abroad, mainly European countries.
L: What are the main needs of the buyer and seller of luxury properties, in general, in his opinion?
AA: I believe that the main mistake in marketing a prestigious real estate property is precisely that of focusing exclusively on the final moment of the sale, leaving out all that part, which is fundamental for me, concerning the history of the owners and their property.
To market valuable real estate properties, it is necessary to have a broader vision that, while taking it into account, is able to go beyond just market values and geographical locations.
