In a dynamic market like luxury real estate, it’s important to have clear ideas and reliable points of reference. This is what emerges from the interview with Gianfranco Crupi, the owner of the Urban House Hub agency, based in Turin with operations in Tuscany and Umbria.

What is the current trend in the real estate market in your agency's area of operation?

The real estate market in central Turin never loses its appeal. The trend in rentals has seen an increase, mainly due to the demand from students, including foreign ones. This has led to a rise in rental prices, with rates now reaching up to €1,200 for a well-furnished studio apartment. Regarding sales, we’ve noticed a proportional decrease in prices for larger properties (250/300 sqm), which, while still being bought and sold, are now priced lower than the average in the area.

Based on your experience, have you been able to identify a target client for your real estate agency?

Yes, typically, we are approached by the classic family of three or four members.

What types of properties are most in demand at the moment?

For rentals, the demand covers all property types, particularly studio, one-bedroom, and two-bedroom apartments. Regarding sales, the most requested type is the 5-room property, around 120-140 sqm.

What motivated you to establish a partnership with Luxforsale for your real estate agency?

Our agency has started to gain ground in Tuscany and Umbria. Since the properties we are acquiring are of a certain caliber, we felt the need to partner with a niche brand.

Based on your experience in the industry, what are the potential future developments of the luxury real estate market in your area, and in general?

In my humble opinion, the luxury market will increase its market share, as many significant properties do not have a generational changeover of the same quality (especially in the hospitality sector). As a result, many buildings are already on the market, and others will follow in the short and long term. This will attract new wealthy clients, both Italian and particularly foreign, who will purchase them with the intention of creating something exclusive. This analysis mainly concerns the Umbria region.
