"Independent houses for sale" is the keyword most sought after by buyers of luxury properties in recent months.
It seems that among the effects of the pandemic there is also a change in purchase interests by buyers of prestigious properties.
In fact, if pre-covid research was equally divided between the various types of properties, currently the buyers of prestigious properties have decidedly veered towards “independent houses for sale”.
The reasons are mainly the search for spacious and quiet areas and properties in the middle of the green.
This choice involves a change of life and a conscious move away from the nerve centers of the business, that is the big cities.
To suffer are mainly apartments, penthouses and lofts in large cities such as Milan, Rome, Turin, Naples and Bologna.
On the other hand, villas, cottageand even castles benefit from this situation.
The increase in the keyword "independent houses for sale" has literally exploded compared to the first half of 2019, even marking a + 63%.
The research is mainly concentrated in the regions of the Center / North, namely Lombardy, Piedmont, Emilia Romagna, Veneto, Tuscany, Lazio and Campania, and is carried out both for the purpose of a first home and for the purchase of a second home, both by Italians and foreigners.
"We cannot know how long this trend will last" says Claudio Citzia CEO of Luxforsale "but the data extrapolated by the observatory on the luxury real estate market in the first half of 2021 clearly highlight this trend".
A situation that also affects sales values, in fact if the prices of apartments, lofts and penthouses in the city show a slowdown, there is a marked increase in the sales price of independent houses and a simultaneous lack of this type of property in sale.
Covid has marked our country, not only from a health and economic point of view, but has also had effects on the purchasing psychology of buyers of luxury properties, who now seem willing to sacrifice comforts such as proximity to the place of work, in favor of greater freedom.
