With approximately 2,900 properties listed, all priced above 500,000 euros for sale and with monthly rents not less than 1,000 euros, the site confirms itself as a go-to destination for high-profile investors. The Observatory 2024, covering the period from April 1, 2023, to March 31, 2024, has highlighted several significant trends, including the marked internationalization of its audience.

Internationalization of Luxforsale's Audience: The Data Just under half of Luxforsale's total visitors, precisely 43%, come from abroad, marking an 18% increase compared to the previous year. This growth not only demonstrates the quality and prestige of the listed properties but also the effectiveness of the company's international marketing strategies, such as the new UK office and various partnerships with important European and global players. The United States, India, and Switzerland are the main countries of origin, but significant increases in traffic were also noted from Brazil, the United Kingdom, and the United Arab Emirates. These increases can be attributed to various socio-political factors, such as the economic prosperity of these countries and the growing attractiveness of luxury real estate investments in these areas.

How Are Italian Visitors Moving? Nationally, Lombardy and Lazio confirm themselves as the regions with the highest number of visitors, with 19.93% and 10.08% respectively. These data reflect the ongoing appeal of metropolises like Milan and Rome, not only as economic, cultural, and tourist centers but also as hubs of the luxury real estate market. Following, albeit with some distance, are visitors from Piedmont (4.77%), Sicily (3.88%), and Campania (3.47%).

Distribution of Properties The Observatory also highlights interesting dynamics regarding the geographical distribution of properties. Lombardy leads the Italian ranking with 578 properties for sale, followed by Tuscany (422) and Apulia (247). There is also a notable offer of luxury properties, especially in coastal and tourist areas, in Liguria (fourth position with 242 properties) and Sardinia (180). The average price of properties for sale in Italy is 1,628,639 euros, with the cities of Rome, Monza, Milan, and Olbia emerging as hotspots for luxury property purchases in Italy. Internationally, the United Arab Emirates dominates with 169 properties listed, 163 of which are in the incredible Dubai alone. Malta comes in second place, making a strong entry into the rankings, and Brazil is third. They are followed by Albania, one of the most surprising states in terms of luxury property offerings, France, and Greece.

Ultra-Luxury Properties Properties valued at over 10 million euros represent an exclusive but significant niche for the Luxforsale portal. In our new Observatory, we recorded 32 ultra-luxury properties with these characteristics, 31 of which are in Italy and 1 abroad, specifically in the British Virgin Islands. But where are these dream residences located? Tuscany leads this special ranking with 6 properties, followed by Sardinia with 5. Lazio and Liguria each have 4 properties over 10 million euros, while Lombardy, Veneto, and Emilia-Romagna have 2 each.

The Most Popular and Most Requested Properties It is always interesting to analyze which properties are most visited by users and, in parallel, those most requested. Among the most visited properties in Italy, the gold medal goes to a property in Sanremo, on the Ligurian Riviera. In second place is a residence in Tufino, Campania, and another property in Liguria, precisely in Bergeggi. However, it would be wrong to think that one of these properties is also the most requested by investors, as this honor goes to a villa in Trentino Alto-Adige, specifically in Pozza di Fassa. Internationally, the most visited property is located in Leipsoi, Greece, followed by a villa in Karpathos and a castle in Chlum u Třeboně, Czech Republic. The most requested villa by Luxforsale users is also in Leipsoi.
