According to a survey conducted by us of Luxforsale, in fact, the demand for luxury apartments is constantly growing, while on the other hand prices continue to remain almost stuck. On the other hand, the target audience is made up of people who have a good financial position and do not want to pay for expenses in order to have their dream home. In particular, those who decide to buy newly built homes pay attention to the context, the presence of cutting-edge technologies, the energy class and the presence of a security service. The most requested cities are obviously large ones like Milan and Rome and most of the buyers buy the properties to live there, while a small part buys them as an investment.
In particular, in Milan, the sale and purchase of luxury properties increased, while sales times were reduced. The most popular areas are the Historic Center, Magenta, Brera, Castello and Pagano, while the Quadrilateral of fashion has suffered a slight decrease. The highest average selling price is the one required for the properties of the Quadrilateral, followed by the Palestro - Duse area. Furthermore, the data of the 192 properties on Luxforsale are very interesting. The lion's share is obviously carried out by the apartments which represent almost 60% of the total offer. The data recorded by penthouses and villas, with an offer of 11.9% and 12.5% ​​respectively, are almost similar. Furthermore, 18% of the buildings in the Milan area have a value of over 2.5 million euro.
As in Milan, demand has also grown in the capital, while average sales times are different depending on the area. The most requested areas are Flaminio, Prati, Salario-Trieste and the historic center. The highest price is that required for the properties of the Old Town, while to follow are the Aventine and Trastevere.
On the basis of our data, moreover, almost 30% of the Roman luxury properties have a value of more than 2.5 million euro. The apartments represent 42% of the valuable properties on www.luxforsale.it, but also the penthouses have a good share of the market, registering a good 40.31%. Also interesting is the data concerning the villas that record a value equal to 26.17%.
