Having a valuable property certainly makes you happy from many points of view: you have a precious jewel in your hands, it can represent the sacrifice of a life or the realization of a dream, but what not to forget is an asset that can have a steadily increasing commercial value.
I am a consultant, I deal with asset protection and planning and in recent years the real estate component has become more than ever an interesting topic, to be treated from many points of view.
Why sell a prestigious property?
What can be the alternatives for reusing the liquidity thus obtained?
These are the first two questions to be explored.
I could immediately tell you that the reinvestment alternatives would be:
- Purchase another prestigious property
- Invest in financial instruments
- Invest in commercial activities
- Leave them all on the bank account
But I wouldn't have told you anything more than you already know.
If, on the other hand, we analyze the reasons that led to that choice, the economic context in which we live, the present and future family and work needs, then we have the opportunity to make informed choices in terms of tax savings, protection of assets, planning financial and extra return.
All the considerations that we will make can refer both to the hypothesis of purchasing a new real estate property and to the idea of ​​planning a financial investment.

First consideration: investing in real estate or in financial assets is the same thing!
In fact, both of them foresee the planning of one or more objectives, specific times and ways of realization.
All markets rise and fall both the real estate and financial markets; the value of our investment depends on the performance of the economy around us and how much what we have is of value for society, not for us.
We often make the mistake of weighing that what is ours is worth a lot, certainly on an emotional and sentimental level, it is so, but for the market it is not. The market is subject to trends and fashions that cyclically change and change. To be healthy, our investments must change with them.
In order to be able to do so, there must be a good analysis of the initial situation upstream:
- how old am I;
- what job I do: if I am an employee I am certainly more protected than if I am a freelancer;
How to secure my investment from aggression by third parties both with financial instruments such as policies (by their nature they are impassable and unequaled) and by deciding how to buy the property (property, bare ownership, as a natural or legal person) ;
- how my family is made up and how I want to protect it from my premature or mature death.
- What a return I expect from my investment. If it is a property I could buy it with the idea of ​​not going to live there and at that point I must ask myself how much I think I keep the good and how much its return over time could be. If I decide to invest in financial assets I will ask myself the same questions.
- Last, but of fundamental importance in a country like ours where taxation is important, is to make our investment in tax optimization: today a large part of our income depends on that!

These are in short some food for thought on which to think. The matter is complex and articulated and must be examined in depth on a case-by-case basis: there is no medicine that is useful to cure everything.

In today's world, being aware is the greatest added value that we can have at our disposal, being followed 360 ° by serious professionals is of fundamental importance: specialization is fundamental, allology is not a subject that is studied or mastered because it simply does not exists. DIY is more dangerous than ever.
