What is the current trend in the real estate market in your agency's area?
The real estate market in the Marche region, particularly in the province of Pesaro Urbino, is undergoing a period of evolution. According to data collected by FIAIP Marche, the market has recorded a 5% growth in residential transactions in the first half of 2024 compared to the same period last year.
There is a growing interest in properties outside urban centers, such as independent homes with outdoor spaces and renovated rural properties. The pandemic has profoundly changed buyers' preferences, pushing them to seek a higher quality of life and larger living spaces.
Thanks to my over 20 years of experience and my role as a member of the provincial and regional board of the FIAIP federation, I can affirm that the local market will continue to grow, supported by an increasing demand for second homes and real estate investments, both from Italian and international buyers.
Based on your experience, have you identified a specific target clientele for your real estate agency?
Thanks to my extensive experience in the sector and as a board member of FIAIP at the provincial and regional levels, I can confidently say that our clientele consists of two main categories. The first group is made up of local families and professionals, primarily interested in purchasing residential properties, such as independent houses and apartments, in line with the national trend in 2023, which saw a growing demand for high-quality primary residences.
The second group includes national and international buyers with a strong interest in luxury properties. This segment is growing, especially in the secondary home and investment property sector, driven by the quality of life our region offers, as well as the scenic beauty and charm of our art cities.
What are the most in-demand properties at the moment?
The most sought-after properties in the Fano and Pesaro Urbino area vary depending on the client segments. Properties in areas near the city center, of small size, are requested by local investors, while larger properties are in demand for the local primary residence market. There is an increasing trend in demand for independent villas with gardens and renovated farmhouses in the hilly areas, highlighting the growth in the demand for luxury properties with outdoor spaces and sustainable features.
Moreover, properties with high energy efficiency, such as A and B-class homes, are attracting growing interest.
