Given the central importance of this profession, we interviewed four home stagers from the Luxforsale team to gain an even deeper understanding: Simona Ferri, Monica Maselli, Fosca de Luca, and Marina Ghedini. Hello Simona, can you tell us a bit about yourself?
“I am an Home Stager and Property Stylist with over twenty years of experience in real estate (since 2006) and European certification (CAPAC, Lombardy region). I reposition high-end properties by highlighting their true value to encourage a more consistent, rapid, and qualified sale in the luxury market. How did you get started in this field?
“I was immediately fascinated by home staging because it is interdisciplinary and perfectly encapsulates the experiences I have gained over the years. This ranges from my fundamental marketing studies at university (later deepened into neuromarketing) to my real estate experience with my own company; from my title as a Technical Director of a Travel Agency, earned over twenty years in tourism—which allows me to anticipate the needs of foreign tourists—to the study of the relationship between the human psyche and the home environment. It also includes necessary organizational skills (I am a Professional Organizer and decluttering expert) and efficiency acquired over decades as an entrepreneur. All of this is complemented by an innate personal sensitivity to harmony and a lifelong interest in everything concerning the world of the home.”

“An apartment in Milan, intended for sale after years of neglect. Dull rooms, dim light, no identity. After my intervention, the spaces began to breathe, the light enhanced every corner, and the rooms found a rhythm again. The owner walked in, stopped in the living room, and looked around. Then, with an uncertain smile, he said: ‘I didn’t think it could become like this… maybe I don’t want to sell it anymore.’ In that moment, I realized I had done more than just value a house. I had made desire tangible.”

At one time, any house put on the market generated profit regardless of aesthetics; it was normal to accept properties exactly as they were offered by the owners. Over time, however, the market became extremely competitive and crowded, leading to a drop in rates and what I call the ‘price war.’ The result was unsatisfactory for everyone: owners earning less, complaining guests, and me working under great stress. I decided to change the rules of the game: I would only manage beautiful, identity-driven, and highly attractive houses, with the goal of maintaining occupancy over 70% with high rates.”
