To explore the challenges and opportunities of this market, we interviewed Deborah Spanò of Casa Azzurra, the new Luxforsale Property Manager Partner.
In recent years, the role of the property manager has evolved rapidly. How has your work changed, and what new skills are now essential for managing prestigious properties in Palermo and western Sicily?
When I started three years ago, I imagined a job focused mainly on relationships and bureaucracy. In reality, I discovered that the modern property manager has to be a little bit of everything: a communicator, a data analyst, a digital marketing expert, and at the same time someone capable of conveying warmth and human connection. The skills I now consider essential are the ability to understand international markets—knowing where demand is coming from, what clients are looking for, and how much they are willing to spend—and a command of digital tools that goes far beyond simply managing booking platforms. You need to know how to tell the story of a property, build an online reputation, and anticipate expectations even before the client expresses them.
In your opinion, what characteristics make a property “truly luxurious” today, and how do you enhance its potential through your management services?
Luxury is no longer a matter of square metres or fine marble. Today, a property is truly luxurious when it offers a story to live and a complete experience for the guest. When you walk in and feel that every detail has been designed specifically for you: the way the morning light enters the room, the view that no hotel can offer, the fragrance of the bed linen, the right coffee maker. We focus extensively on these invisible details, which nevertheless make all the difference. Enhancing a prestigious property first means understanding its soul and then communicating it consistently, from photography and descriptions to the actual guest experience.
Palermo and western Sicily are attracting an increasing number of international investors and travellers. What are the distinctive features of the area that make this destination particularly attractive to the high-end real estate market?
Palermo has something unique that the great European capitals cannot replicate: it is authentic and layered. Three thousand years of history coexist here with a light that photographers envy, extraordinary food and wine, and a cultural scene that is undergoing an exciting revival. Western Sicily, from Trapani to the Egadi Islands, from Marsala to Selinunte, offers landscapes that international high-end clients perceive as an exclusive discovery, still untouched by mass tourism. This is the most precious value: the feeling of having arrived before everyone else.
Today, technology, sustainability, and personalization are transforming the way people travel and experience life away from home. How do you see the future of the property management profession, and what innovations are already influencing your sector?
I am convinced that the future of luxury property management will be increasingly hybrid: advanced technology combined with an exceptionally high level of human interaction. Dynamic revenue management tools, artificial intelligence for personalized communications, and smart-home systems for remotely controlling apartments and villas are already realities that we are integrating into our work. But the real innovation, in my opinion, will be the ability to use these tools without the client actually noticing them. A luxury guest does not want to feel managed by an algorithm; they want to feel understood by a person. Our job is to bring these two worlds together.
What are the main requests of international clients who choose Palermo and western Sicily for short- or medium-term stays?
Privacy and security are undoubtedly at the top of the list. Then there is flexibility: check-in and check-out times, tailor-made services, and the possibility of having a private chef or a chauffeur-driven car within minutes. There is also growing demand for authentic local experiences: not an organized tour, but dinner at a wine producer’s home, or a visit to a market accompanied by a guide who truly knows what they are looking at. International clients choose Palermo because they want the real Sicily, not a postcard version of it. And we have to act as mediators of that authenticity.
How does Casa Azzurra manage to combine the authenticity of Sicilian hospitality with the standards expected by an increasingly demanding and international clientele?
This is the question that matters most to me, because it goes to the heart of our identity. Sicilian hospitality has a warmth and generosity that cannot be taught—they are part of our culture. Our job has been to structure that warmth without taking away its essence. Clear procedures, certified quality standards, multilingual communication, but always with that genuine willingness to help that a German or American guest immediately recognizes as something special.
