Luxury hotel for sale: it´s on the hunt!

The big players are desperately looking for luxury hotels, this is the figure that emerges from the luxforsale observatory developed in the second quarter of 2021.
If 2019 and 2020 registered the first signs of a real luxury race, 2021 is the confirmation.
After a crackling start to the year with millionaires looking for prestigious properties in Europe and in particular in Italy, both for rent and for sale, the time has come for luxury hotels.
We are experiencing a peak in requests from large investment funds looking for luxury hotels, preferably super-luxury mainly in the countries bordering the Mediterranean, Spain, France, but above all again Italy.
The sought-after locations are of super prestige and apart from the "usual" Paris, Milan, Rome, Venice and Florence there are seaside resorts such as Monaco, Cannes, Portofino, Porto Rotondo, Capri, Taormina or hotels in the mountains such as Cortina, Courmayer or St. Moritz.
However, buyers do not disdain hotels in less renowned areas, not necessarily by the sea or in the mountains, as long as they have all the features that make it at least a 5-star hotel.
An important number of suites, large spaces, spas, gyms, wellness area and above all the exclusivity of the position are the main requests.
However, it is not essential that the structure has been recently renovated.
Americans and Arabs are the main potential buyers, whose identity is almost always shielded by investment funds or by attorneys who take their place.Behind, however, are hidden the names of the great magnates of the world economy, such as Bill Gates who in September acquired the majority stake in Four Season, a hotel chain that has declared its interest in expanding also in Italy with new acquisitions.

Budgets are monstrous, we are not talking about millions, but buyers have tens of billions of euros at their disposal.
The purpose is not, in fact, to buy a single structure, but usually buyers are looking for a series of properties to buy even in a very short period of time.
"It is always very difficult to intercept the sellers of this type of product, or the companies that have the sales mandate", declares Claudio Citzia Founder of Luxforsale "buyers often find it difficult to find luxury hotels for sale for this very reason" .
What is certain is that the market is exploding and whoever has the opportunity to sell a product corresponding to the required characteristics has a unique opportunity, considering that these trends have not been recorded for over 15 years.
