How long have you been operating in the area, and what led you to specialize in the luxury and high-end real estate segment?
Our agency has been operating in real estate brokerage for more than 15 years, including at the high end of the market, but our roots go back more than three decades of entrepreneurial experience in the construction sector. This dual identity — technical and real estate — is our true distinguishing factor. What is the profile today of the client who turns to a real estate agency specializing in luxury real estate in Trentino? Are they mainly Italian or international buyers? What are their main needs: a permanent residence, a second home in the mountains, an investment or a property to generate rental income?
Our primary target currently consists of high-spending Italian buyers, but we are seeing steady and significant growth in international demand, driven by Northern European countries, the United Kingdom and, more recently, the United States. Demand focuses on independent properties — such as chalets, villas or mountain lodges set in private, panoramic locations yet close to amenities and ski resorts — as well as penthouses and large residences (from 120 to over 200 sqm) with 3–4 bedrooms, spacious terraces and/or private gardens. A key trend is the growing demand for private wellness areas and spas within the home. Although these residences are primarily purchased as prestigious second homes, we are increasingly seeing them considered for long-term use as primary residences. For more traditional sizes (60–80 sqm in boutique developments), clients also pay close attention to the potential returns generated through short-term rental channels.
What characteristics make a property particularly sought-after in Trentino’s luxury market? Are buyers more interested in villas surrounded by nature, mountain chalets, apartments in historic town centres, or properties with panoramic views of the Dolomites and lakes?
The perfect property combines three crucial factors: breathtaking panoramic views of the surrounding mountains or lakes, maximum privacy and guaranteed year-round accessibility, including during the winter months when heavy snowfall occurs. Properties with these characteristics in the immediate vicinity of the most exclusive tourist destinations are true “rare gems.” The limited availability of this type of property in the area means that their value remains extremely solid and continues to grow steadily, generating strong interest among investors who are focused on preserving capital over time.
In your experience, what differences emerge between the demands of Italian and international clients? What are foreign buyers primarily looking for when they consider Trentino as a real estate destination?
Two different yet complementary approaches emerge. International buyers primarily seek space & lifestyle: generous floor plans, at least three or four bedrooms with en-suite bathrooms, stunning views and proximity to unspoiled nature. Foreign buyers are less attached to the “name” of the most famous resorts and appreciate villages and valleys of outstanding natural and historical value. Italian buyers, on the other hand, tend to favour central locations and the “prestige of the address,” seeking immediate access to ski slopes and the social scene, with a strong focus on interior design, high-quality finishes and contemporary architecture.
The province of Trento is extremely diverse: from the capital to Alpine resorts, from lakeside areas to historic villages. Which areas are currently attracting the greatest interest from luxury clients?
Our area of operation finds its fullest expression in Western Trentino, a region of extraordinary appeal that includes internationally renowned ski destinations such as Pinzolo and Madonna di Campiglio, together with the Andalo plateau and Lake Molveno. For Italian clients, these destinations are unquestionably the first choice. Moving eastwards, Val di Fassa (Canazei, Vigo di Fassa) and Val di Fiemme (Cavalese, Predazzo) continue to attract very strong demand. For Northern European and German-speaking clients, on the other hand, we are seeing significant demand for residences overlooking Trentino’s main lakes, with particular interest in the Trentino shore of Lake Garda, considered a true status symbol, especially among German buyers.
In your experience, what are the main trends shaping the luxury real estate market in Trentino? Is the value placed on quality of life, sustainability and contact with nature influencing buyers’ choices?
Absolutely. We are witnessing a profound redefinition of the concept of the second home, which is no longer used only during traditional holiday periods but throughout the year, including “off-season” weekends. This phenomenon is driven by the search for a genuine escape from major metropolitan areas — first and foremost the Lombardy region. Trentino’s perception as a “safe haven,” characterized by exceptionally clean air, personal safety, outstanding services and unspoiled nature, is encouraging many families to purchase properties where they can retreat, relax and enjoy flexible working (bleisure) while being immersed in nature.
