Who is the typical client who currently turns to you in the Trieste real estate market? Are they mainly local buyers, investors from northern Italy, or also international clients attracted by the city’s strategic location?

A mix of all three categories. The local market is certainly present, with qualified buyers, but for around 10–12 years there has been a consolidated demand from buyers coming from northern Italy, attracted by the quality of life. In fact, demographic surveys place Trieste among the leading Italian provinces in terms of its ability to attract new residents. The city attracts newcomers thanks to a unique combination of factors: a very high concentration of scientific research centres, a growing international port, and a strategic geographical position that is regaining importance within Europe.

Then there are foreign buyers and investors. Historically, Trieste has been a crossroads of peoples and cultures thanks to its port. In fact, Trieste has the highest concentration of Serbian citizens in Italy. Over the past decade, however, there has been a significant increase in demand from Austria and Bavaria, and in recent years also from Hungary and Poland, in addition to the flow of buyers from neighbouring Slovenia and Croatia. More recently, American buyers have also begun to show an interest in our market.

What types of properties are most sought after in the Trieste area? Historic apartments in the city centre, panoramic residences overlooking the Gulf, villas in the Karst, or prestigious representative properties: what features are your clients primarily looking for?

The city centre, mainly made up of historic buildings constructed during the Austro-Hungarian Empire under Maria Theresa—which gave Trieste its nickname, “Little Vienna by the Sea”—is highly sought after. Properties with sea views are equally desirable, particularly those located along the Trieste Coast, a dramatic stretch of coastline overlooking the sea between the castles of Duino and Miramare. This area offers villas with direct sea access and private beaches, even where the shoreline itself is publicly owned.

Villas in the Karst, on the other hand, are mainly sought after by the local market. These buyers may not necessarily be looking for a sea-view villa, but rather for larger spaces and green areas, which are not easy to find in Trieste. The Karst area is, in fact, the only part of the province capable of offering significant outdoor spaces, given that Trieste is Italy’s smallest province.

How much does Trieste’s historical and architectural identity contribute to the value of prestigious properties? And what elements make a property truly competitive in the high-end real estate market?

I am fortunate to live and work in a city that has developed under a variety of influences, including, as mentioned, the Austro-Hungarian influence. At the same time, Trieste is home to architecture from many different periods and cultural influences. It is a crossroads of cultures and religions that have always coexisted, giving the buildings in the historic city centre their unique character.

The city centre is surrounded by hills that lead towards the Karst, where more recent developments—from the last century to the present day—very often offer beautiful views over the Gulf.

Prestigious properties stand out because of the emotions they are capable of generating: from history to panoramic views, from exclusive features—such as a private beach with direct access to the sea—to the lifestyle they make possible. For example, properties with high-quality finishes are not necessarily prestigious properties.

How do you see the Trieste real estate market evolving over the next few years? And what strategies are you adopting to respond to the changing needs of clients?

Like the Italian market as a whole, the Trieste real estate market has been experiencing a favourable post-pandemic period, characterized by increasing activity and a steady rise in the number of transactions, with a consequent increase in property values.

In certain areas and for certain types of properties, Trieste has seen selling prices double over the past ten years. This is also because it was previously one of the northern Italian cities with some of the lowest prices per square metre, and therefore offered significant—and, in fact, anticipated—growth potential.

The fact that Trieste has a relatively limited territory means that, if the growing interest from foreign buyers continues, current values are likely to be maintained and may increase further. This is particularly relevant considering that the surrounding markets—Austria, Slovenia, and Croatia—generally have higher property prices, making Trieste still highly competitive and attractive to buyers from these countries.
