The future of the property manager will be increasingly strategic and less operational. Technology is automating many day-to-day tasks, but this does not diminish the professional role—it makes it more responsible and central. It will become essential to build clear processes, interpret data, and make decisions based on concrete analysis.
At the same time, in the high-end segment, working with trained and well-structured teams that share standards and methods will become even more important. This ensures continuity and quality—two essential elements in managing high-level properties.
Sustainability, moreover, is no longer a theoretical value but an operational factor: efficient resource management, constant maintenance, and attention to processes directly impact both the quality of the guest experience and long-term profitability.

What characteristics make a property truly luxurious today, and how do you enhance them in your management activities?
Today, a luxury property is defined not only by its location, view, or design, but by how it functions in the guest’s daily life.
A property is truly luxurious when it is easy to live in: well-organized spaces, genuine comfort, reliable systems, and management that eliminates issues and unexpected problems. Often, the greatest value lies in what the guest does not notice—because everything works seamlessly.
In my work, I enhance each property starting from these foundations: I analyze how it is used, identify critical issues, and intervene in organization, maintenance, and services. The goal is not to impress at all costs, but to make guests feel at ease from the very first moment by offering personalized services.
In recent years, the role of the property manager has evolved rapidly. How has your work changed, and which skills are now indispensable?
In recent years, the work of the property manager has changed significantly, especially in how it is perceived. Initially, it was enough to handle operations; today, the role is far more cross-functional, strategic, and structured.
It is now essential to coordinate teams of qualified professionals, focus on the quality of the guest experience, and possess strong revenue management skills to make informed decisions about positioning and pricing.
At the same time, strong communication and relationship management skills are crucial—both with property owners and guests—to truly understand their needs and continuously improve the experience offered.
Technology has provided substantial support, but it has not made the job easier; rather, it has raised expectations. In the high-end segment in particular, complexity is often underestimated. In reality, the greater the value of the property, the more central precision, continuity, and a clear overall vision become.
