Tortona was once a crossroads of ancient roads and the stage for major historical events. Today, it is home to renowned food and wine productions that serve as a magnet for slow, mindful tourism, attracting visitors in search of authentic flavors, unique experiences, tradition, and relaxation. Moreover, it is just a short distance from Milan and Genoa, from the Oltrepò Pavese, and close to major motorway connections; in little time, you can also reach two prestigious spa towns, Salice and Acqui. Everything is within reach, making this the ideal area for a dream second home.
Carducci 33 Dynamic Real Estate is the new Official Luxforsale Partner for the province of Alessandria. Based in Tortona, it is a young team that, although recently established, operates with great drive in a territory they know inside out and have chosen to promote—not only among Italian luxury buyers.
How is your team structured? How long have you been active in the area? When did you decide to specialize in luxury real estate?
We are two partners, Mario Galvani and myself, Federica Carboni, and we also work with a financial broker to provide clients with a complete service. We have been operating for just a few years, but we can already say that we’ve reached a significant position in the area. Our passion for real estate has deep roots, paired with solid commercial expertise and an in-depth knowledge of the territory, gained through past personal and professional experiences. We have worked tirelessly to establish ourselves in the local market, and our efforts are now paying off.
In your experience, who is the typical client that turns to a luxury real estate agency in Alessandria? Italian or foreign? Are they looking for a holiday home, a country property to convert for hospitality, or a permanent residence? Do they prefer renting—even for long periods—or buying?
At the moment, most of our clients are Italians, mainly from Lombardy. They are seeking a prestigious second home where they can escape chaos and traffic and immerse themselves in nature, without long car journeys. Food and wine play a key role: the rediscovery of the ancient Timorasso grape variety has been a powerful driver in creating charming tourism experiences in the Tortona Hills. The market is now beginning to attract foreign buyers as well, and we are preparing for this expansion.
What are the most sought-after features in luxury properties in your area? Are there differences between Italian and international clients? Do searches focus on the provincial capital, or do farmhouses, villas, and countryside residences prevail?
The Tortona Hills are at the top of the searches: they are increasingly well-known thanks to extensive promotion and can rival Tuscany in the beauty of their landscapes and the experiences they offer. The most desired and requested luxury property is in the hills, ranging from smaller, family-sized farmhouses to more imposing residences suited for prestigious hospitality. And of course, a swimming pool with a panoramic view over the vineyards is a must.
In your experience, what are the current trends in the luxury real estate market in Alessandria and its surroundings?
There is growing demand—not only among Italians—for slow, experiential tourism that embraces wellness, fine dining, quality wine, all within a setting rich in history and far from the over-tourism affecting other parts of Italy. The Tortona Hills are ready to welcome those who want to experience an elegant, authentic, and sustainable kind of luxury.
This is why we chose to become a Luxforsale Partner: our in-depth knowledge of the territory, combined with the innovative tools of the hub, is the winning combination to best meet the needs of luxury clients in an area that is only now beginning to express its true potential.
