Already the arrival at the house is suggestive: a gravel road in MacAdam stone, the beech woods that open up the house that appears, the view that opens onto the paved square with the ancient stones that were the floor of the house, the soft mountain grass... I forgot to tell you that here they are at an altitude of 1000m asl!
A beautiful 19th-century mountain house: exposed stone, a storeroom, a garage, a flat garden furnished and partly paved in stone, a terraced 'basin' laid out like an amphitheatre, all full of grass and flanked by the cultivation of blue hydrangeas... Downstream, the panorama of the Tuscan hills... just think that when the sky is clear you can even see the Tyrrhenian Sea and Elba Island!
We are just above the little village of MELO, one of the many villages in our Apennines, about six kilometres from the medieval village of Cutigliano, 6 km from the Doganaccia ski slopes, 900 metres from the first shops. The Tuscan sea is only an hour's drive away....
And like the many villages in our beautiful mountains, everything here is a wonderland of woods and mule tracks, old stone houses and rustic cottages that have been restored better than any chic town house.
When I saw this house for the first time, I thought it would be perfect for me.
I walk into the house and there is tea already ready... paterlenghe tea, one of my favourites....
Giovanni and Titty, the owners of this beautiful mountain farmhouse, have done a splendid job of renovation: they have made it beautiful, practical and functional, while at the same time respecting and enhancing the soul and taste for life and good living in the mountains...
Giovanni welcomes me and starts to describe his house: he did all the renovation...
"The house is in the mountains,' he tells me, 'and has the classic 10x20 metre base structure typical of all the mountain farmhouses in the municipality of Abetone and Cutigliano. The load-bearing structure is made of cyclopean stone walls externally exposed and internally plastered.
The rooms are the right size and arranged in the right way. The ceilings have beams, planks and boards that make you feel sheltered and warm. And then the fireplaces, the stone on the walls, the polished wood on the ceilings and floors, the wrought iron: all this gives you a great feeling of 'home'.
I wanted all the floors to be made of wood, but be careful,' he tells me, 'the wood is all laid by hand so it is deliberately uneven and when you walk on it it creaks so it gives that rustic feeling that a glued floor will never have! It's also easy to clean.
The roof with its original and wonderful 200-year-old structure is made of exposed wood and finished with slate boards. Of course the boards are new and the roof has been insulated.
Here on the ground floor there are several flush entrances from the garden. The whole floor is used as a living area there is this beautiful with a dining room, there is a living room with a fireplace, a kitchen, a brandy room with a fireplace two bathrooms plus other rooms used as technical rooms.
The first floor, which we'll see later," Giovanni continues, "consists of three large attic bedrooms, two huge bathrooms and an all-white room that is my home cinema area. I got 30 mega internet there. Outside the cinema area is a porch."
Tea is over: we get up and go around to see the house: everything is just as Giovanni told me, everything is finished with great care both in the 'bulk' and in the many details that have been enhanced to the maximum. I really liked the double bookcase at the top of the stairs, it's a bijou as is the little balcony that overlooks the stairs from the bedroom or the large bathroom: there are no words to describe it!
The house is really tastefully decorated and is perfect and ready!
Now let's take a little walk outside the house.
Outside the house the front garden is flat and there is also a well of very fresh water.
There is a second, small building used as a storage room.
Giovanni tells me that it is possible to install an in-ground swimming pool in the garden, even an infinity pool with a view of the valley... I can already imagine it, so much stuff!
The house is surrounded by 25,000 square metres of meadows and woods where the Pepolino Selvatico grows, which is a variety of organ that grows in the mountains. and woods that are completely fenced off.
One important thing I didn't tell you is that the house is purchasable (with all the advantages that entails) either as a farm dedicated to growing late mountain hydrangeas or as a derurtilised civil dwelling
I think it is important to emphasise that the house is now ruralised and used as a farm dedicated to the cultivation of blue hydrangeas, 300 hydrangeas to be exact, which Titty manages quietly on her own and without too much effort, in fact, she tells me it is very easy!
The area is also mycorrhizable for black truffle production.
