Let’s get to know Aldo Breda and his partner Roberta Contessi better. They moved from Friuli to the Dominican Republic twenty years ago and now only return to Italy for vacations. What triggered your decision?

Exactly! Why do so many entrepreneurs like us choose to move abroad? Thank God we were fortunate enough to be born in Italy, a unique country admired by many around the world. But both of us realized that a country that obstructs entrepreneurship is too high a price to pay. The final straw was the bureaucracy: we lost three years waiting for a permit to build a project on land we already owned. We don’t have two or three lives to spare — time is the most important and valuable thing. In the Dominican Republic, I can start building in just two weeks. Compared to the Italian system, it’s a world apart. What we’ve achieved here in twenty years would have been impossible back home, and the best part is the quality of life we’ve maintained: no anxiety, no fear, no excessive tax pressure. Entrepreneurs know exactly what we mean.

In your experience, what type of clients turn to a luxury real estate agency in the Caribbean, and what features are most sought after in properties for a luxury clientele?

Most of the people who reach out to us are like us — they want a better quality of life, peace, an environment immersed in nature, with twelve months of summer and spring. We offer properties and residential projects designed to satisfy even the most demanding tastes. Homes ranging from $1 to $10 million, with owners arriving by helicopter, are not uncommon. The advantages of living on the north coast are many: no hurricanes, no volcanoes, and trade winds that make life pleasant year-round. We live surrounded by the lush green of the forests, the blue of the sea, and the clear azure of the sky. There are no polluting industries, no nuclear plants, and no one wants to make war on our island. As global problems grow, more people seek refuge or an escape route here. We are only 90 minutes from Miami, 3 hours from New York, 4 from Canada, and 8 from Europe. Puerto Plata airport (POP) is just 8 km from us — a huge convenience.

Where do your luxury buyers come from? Is there a local clientele, or do you mainly serve international clients?

We welcome people from all over the world — we’ve never seen such a high number of wealthy individuals from so many different nationalities. The affluent Dominican class is steadily growing, and during the pandemic, we worked exclusively with the local market without any issues or setbacks.

Sales, long-term rentals, short-term rentals: what is the main need of luxury clients in the Caribbean?

We offer everything here — villas for rent with butlers, chefs, drivers, and easy access to equestrian centers, golf courses, tennis courts, and all water sports. Real estate sales have been growing steadily for 20 years, which is why new projects targeting the luxury sector are launched every year. In the coming months, we’ll be thrilled to share some dream projects starting in our area.

What type of luxury property is most in demand? Villas, full-service apartments, green surroundings, urban settings?

Exactly — depending on the client’s needs, we have everything: villas, apartments, penthouses overlooking the sea, with top-tier services. Few people know that actor Vin Diesel has also launched a massive project here, with film studios, hotels, golf courses — all geared toward the luxury market.

What motivated you to become a Luxforsale partner?

How do you see the future of the luxury real estate market in the Caribbean? What signals have you observed and what strategies do you plan to implement?

The market will increasingly focus on the luxury niche. The Dominican government wants high-quality clients and tourists. Since 2019, a law has been in place that limits access to residency unless you meet significant financial requirements — a clear sign that they are prioritizing quality over quantity.
