Prestigious estate located in the most valuable area of the Emilian foothills, 2 km from the center of Albinea and 10 km from the center of Reggio Emilia.
The land is 12 hectares in total, consisting of arable land and a beautiful lush wooded park in which the buildings of the property are immersed. The estate includes three buildings typical of the area and of important historical and architectural value.
The manor house, which has a total square footage of about 800 square meters, is called “Villa degli Olmi“ and has a very ancient history. The first walls date back to approximately the year 1000, and the structure was used as a watchtower for the ancient castle of Albinea. It was later rebuilt and restored several times in various historical periods and today is in good condition. The villa enjoys a spectacular view of the surrounding hills and the plain below, reaching as far as the Alps of Veneto and Lombardy.
The building called “Casa del Custode,“ about 650 square meters in size, is located near the manor house. Typical of agricultural areas in the province of Reggio Emilia, it is an old ex-colonial building dating back to about 1850, still consisting of dwelling, dead door, stable with characteristic brick structures and period colonnade with hayloft above. Today it is in a good state of preservation and has brick masonry, wooden floors for the living part, vaulted ceiling in the area of the former stable.
The building known as “Casa del Prete“ is a rural house also built around 1850, located adjacent to the main entrance of the estate. It covers a total of 350 square meters and consists of a four-level dwelling including a basement for cellar use, two living floors and an attic. The exterior masonry is partly stone and partly brick, and the roofing is wood with a tile covering. Today it is in poor condition and needs maintenance work. Optimally located as it is close to the entrance, it can be easily detached from the remaining property with a suitable park area.
The entire estate is a unique property in the area both for its characteristics and for its positioning, set in the foothills of the Reggio Emilia foothills leading to the characteristic Church of Albinea, it is surrounded by the prestigious properties of the most renowned Reggio Emilia families and has a splendid panoramic view.
It has important development potential at the economic level: in fact, it is ideally located for quality tourism supported by high-end hotel facilities with all related services (swimming pool and spa for example).
In addition, the particular conformation and exposure of the land would allow the planting of several hectares of vineyards for a production of quality wines, in combination with specially dedicated accommodation and catering facilities.
The centrality of the estate in the area best known and appreciated in the world for its cuisine and agri-food products (Parmigiano Reggiano, Prosciutto di Parma, Balsamic Vinegar of Modena, the various wines, and much more) would guarantee a sure success for food and wine tourism.
The beauty of the area combined with an unparalleled quality of life are characteristics that make this property splendid and unparalleled.
