FARMHOUSE (300 sq. m.):
Comprising 3 rooms, 2 mini-apartments with full kitchens, all equipped with whirlpool tubs or showers, coffee corner, TV and sitting area, and can accommodate up to 17 guests.
There is also a tasting/breakfast room and a common relaxation room, with library, TV, wifi and armchairs.

HOUSE (150 sq. m.)

In both properties, the exterior finish is face-faced, in original stone and brick from the 1600s, as well as the interior load-bearing walls of the house are original and built in local stone (“sack“ walls), with niches, cappuccine and longitudinal wooden “sleeping“ beams dating back centuries.

In the already renovated part there is provision for air conditioning, while heating works with water heaters heated with butane gas (external cylinder).

The water system is supplied by the municipal aqueduct, there is also a well, currently not in use, since it should be lowered to the current water level.
There are also 2 cisterns of about 300 liters in the fields, to cope with crop water emergencies.

The sewage system is Imhoff type with triple tank and dispersion (suitable for 22-24 people).

There is a barn of about 100 sq. m. in a detached body. which could be easily closed and used as an agricultural annex or workshop, submitting a business project.

The property is also designed for its future subdivision into 5-6 apartments of varying size (from 50 to 100 sq. m.), in order to form a prestigious mini-residence with swimming pool (100 sq. m. to be built). The land could in this case also be sold separately.

LANDS:
The house is located in the middle of the property, which consists of 4.17 hectares of agricultural land DOP and DOC Colli Martani.

OLIVE GROVE:
About 3 HA are planted with olive trees (there was an old planting with wide sixth, which has been thickened in recent years with certified native varieties). The number of olive trees is about 600, 300 of which are centuries old.
The farm produces an excellent extra-virgin olive oil Monocultivar Moraiolo, Monocultivar San Felice (only 2 producers in the world) and traditional Umbrian cru (made from the other 17 olive varieties on the land).

VINEYARD:
About 10.000 sq. m., a third of which is about 80-100 years old (and raised on free-range), the rest recently planted (2003-2009).
The farm produces local traditional wines and specializes in the production of passito wines, in particular the passito wine “Vernaccia di Cannara Doc,“ so much so that it can be one of the two wineries in the area that can boast of producing and bottling such a millennial passito wine.

FRUIT GROVE:
On the land more than 100 fruit trees, including extraordinary varieties of figs, plums, apples and hazelnuts of very old and rare origin.

WOODS:
The property also has marginal wooded areas, located mainly on the borders of the property, from which about 60-100 ****** of timber is obtained annually.
